The Space

We have left a comprehensive welcome book at the house. It includes emergency information address and phone number to leave with family or to get in touch with us. It has general information about the home the area including maps.

Guest Access

The house is yours to enjoy! The basement has locked rooms for utilities and a closet on the main floor should be locked and unavailable for guests.

Interaction with Guests

We are available by phone or text throughout your stay. Please thoroughly look over ad and agreement and let us know if there are any questions or concerns

Other Things to Note

We are less than 6.5 hrs. from the Canadas Branch. 30 min off of I87. Stop by to enjoy the mountains before you head up or after your tour. Or if you are traveling south come and be our guest and enjoy the Adirondacks and Lake George area.

The Neighborhood

You will be in the Adirondack mountains, near the Lake George area. Fishing, Rafting, Hiking, Golf, Beach, Amusement Parks all within an hour drive

Getting Around

You will need a vehicle to get around. No public transportation nearby

House Rules

This agreement constitutes a contract between the guest(s) and Phil Fortuna, Agent. Please read this Vacation Rental Lease Agreement thoroughly. Any monies received by the Agent for occupancy of vacation property indicate the acceptance of the terms and conditions of this Vacation Rental Lease Agreement. It is the responsibility of the guest(s) to be familiar with all policies within this agreement. This rental agreement is entered into by and between the renter, hereinafter referred to as “Guest”, and Phil Fortuna. hereinafter referred to as Agent

Occupancy: Renter is required to provide the accurate number of guests prior to check in. No additional day or night time guests are permitted.
STRICTLY ENFORCED: Only the number of Registered Guests is allowed at the property.
NO VISITORS ARE PERMITTED. If additional guests are found and we find you have violated this policy, you will be asked to leave and no refund will be given.

Check-In/Check-Out Times – 3PM check in / 11AM check out. You will receive an email prior to your arrival with the entry code.

Age Requirements – You must be 21 years of age to rent. Any reservations made under false pretenses will result in loss of rental fees paid and possible removal of guest from rental unit. No Fraternities, No Sororities, No House Parties, No exceptions! Violations of this will result in immediate eviction with no refund of any monies. The agent reserves the right to refuse service to anyone. Sub-letting or parents renting for their children under the age of 21 is NOT allowed.

Furnishings - Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property are not to be removed from the property. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s).

Items Agent Provides – Linens for each bed, one bath towel, one hand towel and one wash cloth provided for each guest for each booking. Bath towels are not to be taken outside. A startup supply of one roll of paper towels, two roll of toilet paper in each bathroom, garbage bags, dishwasher pods and dish soap are provided. Agent does not provide daily housekeeping or linen service, and bed linen and bath towels are not changed during your stay.

Pets – No pets allowed.

Smoking- This a smoke free property, if we find evidence of smoking inside the house, you will be charged any fees for cleaning and time spent. There is a fee of $25.00 per cigarette butt found on property.

Fire extinguishers -mounted on the wall in kitchen area in case of an emergency. Also in the basement area.

Fireplace- Is a gas log set, instructions for operation will be on site. Careful use of the unit is required, do NOT put anything in or around the fire that is flammable ( no toasting anything), you are responsible for any damage.

Fire Pit / Campfires - Fires should be small and contained at all times. You take full responsibility for any fire you start and will be responsible for any damage resulting if the fire spreads and causes damage. We enforce all local burn bans. You must provide your own firewood

Water and Septic- The cabin is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.

Internet, TV and Phone- Smart TV is included. No Subscriptions included. Internet included instructions onsite. No Landline phone service, cell service sporadic all internet calls should work

Pest Control: Our facilities are located in a rural setting. Our property is treated by a pest control professional on a regular basis. Insects and animals are a part of this environment. Mice, chipmunks, beetles, wasps, bees, and houseflies are all insects that may become more prevalent in our area during various seasons. No refunds or abatements in the rent will be made due to the presence of such insects or animals.

Climbing hiking/walking on the property: You do so at your own risk and take full responsibility. All guests/parents of children are solely responsible for their own actions and that of their children during your stay. Indemnification and Hold Harmless - Guest(s) agree to indemnify and hold harmless the Agent, Trustee Phil Fortuna; it’s owners, officers and employees for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). I further acknowledge that I understand that any damage that occurs during my rental will be charged to guest.

Violation of Agreement - If Guest(s) violates any of the conditions of this Agreement, Agent may terminate this Agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately and forfeit all rents and security deposits.

I agree to pay all rent and charges related to property rental. I accept all terms of the Vacation Rental Lease Agreement and accept all liability for rent and charges related to property rental.

Additional fees may be charged for excessive cleaning, discarding excessive trash and/or cigarette butts, excessive cleaning of appliances, or any items needing professional cleaning. Guests are financially responsible for all damages and additional cleaning fees if necessary.

Acts of God Agent(s) shall not be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, or inclement weather. Agent cannot guarantee against mechanical failure of heating, TVs, Satellite Receivers, Internet, DVD players, or other appliances. Please report any inoperative equipment immediately. Agent will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. Please notify us of any problems or damage upon check-in to avoid any damages being charged to your account. You agree to vacate the premises in the same condition as it was upon your arrival. No refunds for early departures, delayed arrival or refunds for reducing the number of nights reserved.

Cancellations- We strongly suggest you have Travel Insurance
Cancellations are subject to booking site policy or our Refund Policy- which are as follows:
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've
paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise,
you will forfeit 100% rental fees collected.

At the end of your stay:
Linens and Towels- Leave all linens on unmade beds, pile used towels on bathroom floors
Dishes / Utensil- All dishes should be put in the dishwasher and washed at the highest heat setting before leaving.
Doors and Windows- All doors and windows should be locked and closed before departure

Prior to your arrival you will receive check in information and the property address.

Me and my wife live in a Bethel area and love to meet new friends passing through. We try to be as active as we can in the congregation and encouraging to those we meet.
